Title/Generator sidebar not showing issue

Hi, I have had this issue in the past.
Not sure how to fix it. It's either a blank Title/Generator sidebar or a blank timeline (although I can skim through the clips with the cursor.
I have this urgent project to finish and I am stuck with this bug.
I have tried re-staring FCPX, deleting preferences, rebooting. Nothing helps.
Can anyone help?

You could try reinstalling FCP. Move FCP to the Trash but do not empty it. Then login to the AppStore with the AppleID that was used to purchase FCP. Click your name at the lower left of the AppStore window to display previous purchases. Click the cloud icon next to FCP to download a fresh copy.
