FCPX Titles show then disappear after background render

Hello everyone. I recently upgraded to FCPX 10.3 and seem to be having a problem with titles. No the problem isn't that I can't find them. When I drop a title over footage all seems well. That is until the background render does its job. After that the title disappears on the footage. It also does not show up in the export file. This happens with many different title types.

I have done all of the plist rebuilds, deletes, and even completely uninstalled FCPX and all plist and completed a fresh install from Apple Store. The problem still comes back.

I reinstalled my older version of FCPX and the titles work just fine on that version. (10.1.4)

I also tried exporting to compressor to see if it would render the titles and it does not.

I am using Sierra 10.12.2 OS
