FCP X Render Problems

I don't know if I am the only one having this render problem.
I am on FCP X 10.0.8 and OS X 10.8.3 but it has happen before in other FCP X version.
I render all project (All my clips) , it docent mater if it's a TV Spot, a documentary or any video duration then I close FCP X and when I come back to the project some clips are not render.
This happen all the time, when I open the project the next day, In the same day if I close FCP X to open another event. I don't know what its happening.

I know that the render in FCP X it's much faster but why I have this problem all the time.

Why are you having to render? What's the complete system setup including drives and connections. have you repaired permissions or run Disk Warrior recently?

Hey Ricky I am experiencing a similar issue - since 10.0.8 i am quite sure.

Had any success finding a solution?

My setup:

On a Macbook Air 1.8 i7 - 4GB RAM, 256GB internal SSD
G-Tech G-RAID 6TG RAID - Thunderbolt
Mac OS 10.8.3

Tom I have to render because it's a very graphic video (manny layers, lower thirds with manny text, etc).

My system is:
Mac Pro 2009 Quad-Core Intel Xeon 2.93 GHz
Memory: 20 GB
HD: 640 GB/ 336 GB Free
ATI Radeon HD 5870
External Drive: G-SPEED eS Pro 6TB - mini-SAS connectivity

I purchase Disk Warrior a month ago and I did a repair disk permission and check all files & folder.
Question Tom, how often do you recommend doing repair disk permission and should I do a directory rebuild.

Almost never repair permissions, but will run Disk Warrior multiple times if the drives are behaving funny, both media drives, and running a separate boot drive to Disk Warrior the internal system drive.

I've noticed similar issues on some of my current projects in 10.0.8 actually. When I relaunch the application, certain parts of my timeline still show an orange bar on top. I haven't done anything about it, I just wait the time it takes to re-render it out. I do wonder however, what is happening with those render files that were supposedly created the first time around...
