AVCHD won't render?

AVCHD won't render? was created by Dave_EP
I have a strange problem in one project I'm working on, and this happens on 3 machines.
The timeline has mixed ProRes 422, h264 (from Canon 5D3) and some AVCHD (also from a Canon). When I hit Ctrl+R or Shift Ctrl+R or even let the system background render, everything gets rendered except the AVCHD which leaves the brown bar above. Any idea why this might be?
Also, I created optimised media and it still doesn't render!
Obviously it's there on an export, but this has me puzzled.
I've also tried deleting all render files for this project, restarting FCPX and also rebooting. Nothing seems to help.

Is there any retiming? Are you using optical flow?

Yes, the clip is retimed - faster - not using optical flow.

I've seen something similar happen with clips whose timebase is different from the sequence maybe? (24 vs 29.97 for example) Plays fine, exports fine, but the orange bar stays there. I managed to make it go away in one case, but have no idea what i did. I just remember it had something to do with frame rate, or interlaced in a progressive sequence or visa versa... something like that...
